1. Booking contract
At the time of making your booking, you must sign an Online Booking Form accepting these booking conditions, which are subject to English law, and the exclusive jurisdiction of the Courts of England and Wales. We will send you a confirmation invoice. This acts as our acceptance of your booking on the terms of these booking conditions.
You will pay a deposit at the time of booking, and this is non-refundable (unless claimed through your travel insurance). You must pay the balance at least 8 weeks before your arrival at your accommodation. If you book within 8 weeks of your arrival date, the full balance will be payable at the time of booking.
3. If you change or cancel your booking
If you want to change or cancel any details of your booking, we will do our best to help, but there may be amendment fees to pay. If you cancel your booking more than 8 weeks before your arrival, you will lose your deposit. If you cancel within 8 weeks of your arrival, the following cancellation charges will apply:

You should ensure that you have adequate travel insurance in place to cover you for any eventualities. Any refund under the above conditions will be paid within 7 days of written cancellation.
4. If we change or cancel your booking
If your chosen property becomes unavailable for any reason, we will do our best to offer you a suitable alternative. If we cannot offer you an acceptable alternative or if you do not accept the alternative, we will refund to you the cost of the rental of the property which you have paid within 7 days. The maximum refund will be the amount you have paid to us.
5. If you have a complaint
if you have a complaint, you must bring it to the attention of our local representative or property manager so that the matter can be resolved immediately. If it is not possible to resolve the matter, it is an express condition of booking that you immediately put the matter in writing and hand it to our representative or property manager. We cannot subsequently consider any complaint that you do not put into writing at the time of the complaint. Any complaint or claim for compensation must be received by us in UK within 7 days of the end of your rental period and which must have been notified to us at the time of the complaint. We cannot entertain complaints if this procedure is not followed in resort. Any compensation is limited to the total cost of the property rental.>
6. Our liability
All our properties are fully covered with comprehensive insurance including civil liability. In the unfortunate event of an accident at a property, resulting in a claim for compensation, the liability will be with the property owner, and we will provide you with details of the relevant insurance policy, in order for you to make a claim, and we will also be prepared to act as your agent in assisting with your claim.
7. Travel Insurance
It is your responsibility to arrange suitable travel insurance to cover the period of your rental or holiday. In the event of an accident or illness, our assistance may be severely restricted if you have not arranged travel insurance.
8. Passports, visa & health formalities
You will require a full 10 year British passport to visit Portugal. Children and babies also need their own passport, and you must ensure that you make an application in good time. No visas are required by British citizens, and no special health regulations are in force at this time.
9. All male and female parties
Unless agreed with us prior to acceptance of your reservation, we do not accept reservations from all male or female parties. Failure to notify us will result in you not being allowed access into the property.
